Post-Construction Cleaning Cost

Typical per-square-foot ranges for rough, final and touch-up cleaning, and what moves the price.

If you are budgeting a construction or remodel project, cleaning is one of the last line items, and one of the easiest to underestimate. This guide explains how post-construction cleaning is usually priced, what typical ranges look like and what makes a quote go up or down.

About these numbers: the ranges below are general market figures commonly published for commercial cleaning in the United States. They are here to help you budget and compare quotes. They are not Quality Choice Cleaning’s prices, and your price depends on your space and scope. For an exact number, request a free estimate.

How post-construction cleaning is priced

Most commercial post-construction cleaning is quoted per square foot, per phase. The three phases are the rough clean during construction, the final clean after the trades finish, and a touch-up clean before the walk-through. (Our post-construction cleaning checklist covers what each phase includes.) Smaller jobs, residential remodels and add-on work are sometimes priced by the crew-hour instead.

Typical price ranges

Phase or pricing methodTypical rangeNotes
Rough clean$0.05 to $0.15 per sq ftDebris removal and bulk dust
Final clean$0.10 to $0.30 per sq ftThe most detailed phase, and usually the most expensive
Touch-up clean$0.05 to $0.12 per sq ftA lighter pass before the walk-through
All three phases$0.25 to $0.60 per sq ftOften bundled on commercial projects
Hourly pricing$35 to $65 per crew member per hourCommon for small jobs and extras

Example budgets

Using those ranges, a final clean on a 2,000 sq ft office suite would land somewhere around $200 to $600. A 10,000 sq ft retail build-out with all three phases might run about $2,500 to $6,000. These are rough examples for budgeting. Real quotes come from a walk-through or the plans.

What moves the price

  • Condition. How much dust, debris, paint and adhesive is left. A tidy job site costs less to clean.
  • Glass. Storefronts, glass partitions and lots of windows add time.
  • Ceiling height. High ceilings, exposed ductwork and warehouse racking need lifts or tall ladders.
  • Deadline. A rush job or a tight opening date may mean a bigger crew or after-hours work.
  • Access. No water or power on site, limited parking or active trades all slow the work.
  • Extras. Exterior windows, pressure washing, trash haul-off and HVAC filter changes are often priced separately.

How to compare quotes

Two quotes can look very different because they are pricing different work. Before you compare numbers, check:

  • Which phases are included (rough, final, touch-up)
  • Whether windows are interior only or inside and out
  • Whether debris haul-off is included
  • Whether the crew brings its own equipment and supplies
  • Whether the company is licensed and insured
  • Whether a return visit is included if the walk-through finds issues

Frequently Asked Questions

Commonly published commercial ranges run roughly $0.10 to $0.30 per square foot for a single final clean, and roughly $0.25 to $0.60 per square foot when all three phases are included. Your price depends on the size, condition and scope of the project.
